Overseas Mortgages in Bulgaria, Dubai, France, Italy, Portugal, Spain, Swizterland and the US are different than in the UK.
Overseas Mortgage: French Mortgage

As part of the overseas mortgage process for buying in France, you'll need to provide the following information along with your completed French mortgage application form.
- A signed and completed copy of the preliminary contract ('compromis' or 'promesse de vente'), or reservation contract (VEFA).
- Photographs (if available)/floor plans/description of the property.
- For new builds: building contract, professional estimates, planning permission or 'permis de construire', plans.
- For loans covering renovation or extension work: professional estimates, planning permission or 'permis de construire', plans.
- For re-mortgages on a French property: a copy of the existing repayment schedule.
- For Leaseback properties, special conditions apply.
About you:
- Proof of your main address: copy of two different utility bills, less than three months old
- Clear photocopy of your passport and driving licence
- Your two most recent tax assessments
- Confirmation of income and employment - signed by your employer (if applicable)
- Your three most recent and consecutive months' bank statements for your main account
- If property rental income is declared, copy of rental deed and proof of rental income.
- Evidence of where your deposit will be funded from
For employed applicants:
- Your last three consecutive months' pay slips (for each applicant)
For self-employed or company owner applicants:
- The last two consecutive years' audited balance sheets and trading accounts (summarised if possible)
- Letter from your accountant confirming your personal income and dividends received
Overseas mortgage: Portugal
As part of the overseas mortgage process for buying in Portugal, you'll need to provide the following information:
About you
- Overseas Mortgage application form fully filled and signed
- Copy of each applicant's passport
- Your last three months' consecutive bank statements
- Proof of address, ie. utility bill
- A copy of your most recent income tax statement or declaration (P60)
- A letter from your employer detailing your professional status, length of service and gross annual income, along with your three most recent pay slips
- Copy of the 3 last salary slips
- A copy of your Portuguese tax number identification card (Cartão de Identificação Fiscal)
- Copy of your National Insurance Card;
- Official Credit Report (Equifax / Experian / Irish Credit Bureau / Schufa / Etc.).
For self-employed applicants:
- Copies of the last three years' accounts, including balance sheets and profit and loss details, signed by a qualified accountant, or other formal proof of income such as Schedule D Tax Assessment
